Booking Conditions
These Terms & Conditions apply to all bookings made directly with Lodge by the Beach.
The lead guest must be at least 18 years old and accepts these terms on behalf of all guests included in the booking.
Bookings made through a travel agent or third-party booking platform may be subject to different payment and cancellation terms. All lodge, safety and guest conduct conditions below will continue to apply.
Any specific rate conditions clearly displayed before booking and included in the booking confirmation will form part of these terms.
Rates and Inclusions
All rates are quoted in New Zealand Dollars (NZD) and include 15% GST.
Rates are per suite, per night, for up to two registered guests unless an Exclusive Lodge rate or booking confirmation states otherwise. Additional guests may be accommodated only by prior written arrangement.
A minimum stay of two nights normally applies. Longer minimum stays may apply to particular suites, dates or seasonal periods and will be shown before booking.
All suites have a king-size or super king-size bed. Beds cannot be divided into twin beds. Additional sleeping arrangements for family bookings may be discussed when the entire lodge is booked exclusively.
Your stay normally includes:
- Accommodation in the selected suite
- Breakfast and a four-course dinner
- A light lunch on request at no additional charge
- Welcome flowers, New Zealand chocolates and a bottle of your chosen alcoholic or non-alcoholic drink
- Luxury New Zealand-made bath and skincare products
- Natural spring water throughout the lodge
- High-speed Wi-Fi
- Housekeeping every three to four days, with daily service available on request
- Guest laundry facilities
- Complimentary on-site parking
- Use of kayaks, paddleboards, golf equipment and life jackets, subject to availability, weather and safety conditions
- Short transfers to Mārahau and Kaiteriteri for guests without a vehicle, by prior arrangement and subject to availability
Optional services such as airport transfers, massages, cooking classes, premium wines and other additional services are not included unless confirmed in writing.
Breakfast and dinner are personally curated rather than offered as an a la carte menu. Dietary requirements and allergies must be advised at the time of booking or as early as possible before arrival. We take allergies seriously, but our kitchen is not a certified allergen-free environment.
Booking and Payment
A reservation is confirmed once the required payment has been received and written confirmation has been issued.
For standard flexible bookings:
- A 30% deposit is required to confirm the booking.
- The remaining balance is due 14 days before arrival.
- Bookings made within 14 days of arrival require full payment at the time of booking.
Special rates described as non-refundable require full payment at the time of booking and cannot be cancelled, refunded or amended, except where required by New Zealand law.
Payment may be made by Visa, Mastercard, American Express or direct bank transfer.
A card processing surcharge may apply where permitted by law. The exact surcharge and total amount payable will be clearly shown before payment. Direct bank transfer is available without a surcharge. Guests are responsible for any international bank or currency conversion fees.
Standard Cancellation and Amendment Policy
For standard flexible bookings:
- Cancellations made 14 days or more before arrival will receive a full refund of payments made.
- Cancellations made less than 14 days before arrival are non-refundable.
- No-shows and early departures are charged at 100% of the confirmed booking value.
Cancellation requests must be sent in writing to [email protected].
Changes to dates, suite type or length of stay are subject to availability and may result in a change of rate. Changes requested within the applicable cancellation period may be treated as a cancellation.
Festive Season Policy
The Festive Season Policy applies to any booking that includes one or more nights between 20 December and 10 January inclusive.
- A non-refundable 25% deposit is required at the time of booking.
- The remaining balance is due 90 days before arrival.
- Bookings made within 90 days of arrival require full payment at the time of booking.
- Cancellations made more than 90 days before arrival will forfeit the 25% deposit.
- Cancellations made within 90 days of arrival are non-refundable.
- No-shows and early departures are charged at 100% of the confirmed booking value.
These Festive Season terms take priority over the standard cancellation policy.
We strongly recommend comprehensive travel insurance covering cancellation, illness, travel disruption and other unforeseen circumstances.
Children
Lodge by the Beach is a peaceful boutique retreat designed primarily for adults.
Children may stay only when the entire lodge is booked exclusively and with prior written approval.
The property includes stairs, steep terrain, cliffside areas and direct access to the coast. It is not considered suitable for young children. Children must be closely supervised by a responsible adult at all times.
Check-in and Check-out
Check-in is from 3:00 pm and check-out is by 11:00 am.
Early check-in or late check-out may be available by prior arrangement but cannot be guaranteed and may incur an additional charge.
Guest Conduct and Lodge Guidelines
Only registered guests may stay at or use the property unless prior written approval has been provided.
Parties, events, excessive noise and conduct that disturbs other guests or neighbouring properties are not permitted.
Smoking and vaping are prohibited inside all suites, lodge rooms and common areas. Smoking and vaping are permitted only in designated outdoor areas.
Pets are not permitted. Certified disability assist dogs are welcome. Please notify us before arrival so appropriate arrangements can be made.
Where reasonably necessary because of unlawful conduct, a serious safety risk, significant disturbance or deliberate damage, we may require a guest to leave the property. Any refund will be determined according to the circumstances and New Zealand law.
Damage and Additional Charges
Guests are responsible for the reasonable cost of repairing damage, replacing missing items or providing extraordinary cleaning where the cost results directly from their deliberate or negligent actions, or those of their visitors. Normal wear and tear is excluded.
We will notify the lead guest and provide reasonable details of any proposed additional charge before charging the payment method used for the booking.
Natural Environment and Recreational Equipment
Lodge by the Beach is located in a natural coastal environment containing stairs, uneven or slippery surfaces, steep terrain, cliff edges, wildlife and open water.
Guests must take reasonable care, follow all safety instructions and advise us before booking of any mobility or accessibility concerns.
Use of kayaks, paddleboards and other recreational equipment is subject to weather, sea conditions and safety requirements. Guests must follow instructions and wear the supplied life jackets. Access to equipment may be restricted whenever conditions are considered unsafe.
Cancellation by Lodge by the Beach
If we cancel a booking for a reason within our reasonable control, we will provide a full refund of all payments received.
We may offer alternative dates or accommodation, but guests are not required to accept them. Nothing in this section limits any additional rights available under New Zealand law.
Events Beyond Our Control
Events beyond reasonable control may include severe weather, natural disasters, fire, war, public health emergencies, government restrictions, major utility failures or official road closures.
If such an event makes it illegal or impossible for us to provide the booked accommodation, or officially prevents access to the lodge, either party may cancel the affected stay.
We will refund payments for accommodation and services that cannot be provided, less only any reasonable, non-recoverable costs permitted by law. Alternative dates or a future credit may be offered, but the guest is not required to accept them.
If the lodge remains open and reasonably accessible but a guest chooses not to travel, or their individual flight or transport arrangements are disrupted, the applicable cancellation policy will normally apply.
Liability and Consumer Rights
Nothing in these terms limits or excludes any rights or liabilities that cannot legally be limited or excluded, including rights under the Consumer Guarantees Act 1993, Fair Trading Act 1986 and Innkeepers Act 1962.
Subject to those rights, Lodge by the Beach is not responsible for loss or injury caused by a guest’s own actions, failure to follow reasonable safety instructions, or risks inherent in the natural environment that could not reasonably have been prevented.
Guests should take reasonable care of their personal belongings and promptly report any loss, damage or safety concern.
Lost Property
Items left at the lodge will be recorded and stored securely for at least six months. We will make reasonable efforts to contact the owner where identification is possible.
Return postage, courier and insurance costs are the guest’s responsibility.
Perishable, hazardous or prohibited items may be disposed of earlier. After six months, unclaimed items may be donated, sold or responsibly disposed of in accordance with New Zealand law.

Personal information is collected and handled in accordance with our Privacy Policy. Please refer to the Privacy Policy available on our website for further information.
Governing Law
These terms are governed by the laws of New Zealand.
The version of the Terms & Conditions accepted when the booking is confirmed will apply to that booking. Any later updates will apply only to future bookings.
